BUILDING GUIDELINES
Kefalonia has very strict planning and building regulations in order to preserve the forestry and the beauty that this part of the island has. It is advisable to get professional advice from a certified engineer to ensure the maximum and correct building allowed. The following are some basic guidelines for building within the village boundary, within the village planning zone and outside the village boundary.
WITHIN THE VILLAGE BOUNDARY
The total building area allowed is about 70% of the land size to a maximum of 400 m². If the land allows, you may build 2 dwellings at 200 m² each or 4 dwellings at 100 m² each. 
WITHIN THE VILLAGE PLANNING ZONE
This falls into place when the property is located 500 meters or less from the village boundary. The minimum land required is 2,000 m² to receive a building permit unless it fronts on a main road. This property has to be approved by the forestry department first.
OUTSIDE THE VILLAGE BOUNDARY
The minimum amount of land required is 4,000 m² to be able to get a building permit unless it fronts on a main road then you only require 2,000 m². The maximum building size is 200 m². This land has to be approved by the forestry department first.
BUILDING PERMIT
A building permit must be obtained first before any construction is started on any land. A registered engineer will submit the plans once completed, to the city planning department. Once approved you will receive a building permit. This process will take about 4-6 months. The building process will be a further 18 months, depending on the size of the home and weather conditions.
